You Received an Offer on Your Home, Now What?

Seller Tips August 1, 2026

Receiving an offer on your home is an exciting milestone, but it's only the beginning of the closing process. Once you've accepted an offer, several important steps take place before you officially hand over the keys.

If you're wondering what happens next, here's a simple breakdown of what you can expect as a seller.

1. Sign the Purchase Agreement

Once you've agreed on the terms, you'll sign the purchase agreement. This legally binding contract outlines the purchase price, closing date, contingencies, and any additional terms negotiated between you and the buyer.

Your real estate agent will review everything with you to ensure you understand the agreement before moving forward.

2. Complete Your Seller Disclosures

As a seller, you're required to disclose any known issues with the property. These disclosures help provide transparency and allow buyers to make informed decisions.

Depending on your home, disclosures may include:

  • Structural issues
  • Previous flooding or fire damage
  • Lead-based paint (for older homes)
  • Other known material defects

Being honest and thorough from the start can help prevent delays later in the transaction.

3. Prepare for the Home Inspection

After the contract is signed, the buyer will typically schedule a professional home inspection.

The inspection gives the buyer a better understanding of the home's condition. If repairs or concerns are identified, both parties may negotiate which repairs, if any, the seller will complete before closing.

Not every inspection results in repair requests, but it's helpful to be prepared for the possibility.

4. The Home Appraisal

If the buyer is financing the purchase, their lender will order an appraisal to determine the home's market value.

The appraisal helps confirm that the home's value supports the buyer's loan amount. If the appraisal comes in at or above the purchase price, the transaction typically moves forward as planned. If it comes in lower, your agent will help guide you through the available options.

5. Title Review

Before closing, the title company will perform a title search to verify ownership and ensure there are no outstanding liens or other issues affecting the property's title.

This step helps ensure a smooth transfer of ownership and protects both the buyer and seller throughout the transaction.

6. Closing Day

Closing day is the final step in the selling process.

You'll sign the remaining paperwork, officially transfer ownership of the property to the buyer, and receive your proceeds from the sale once everything has been finalized.

Congratulations, you've successfully sold your home!
